You pay per qualified lead
S$25 for each real buyer lead (S$400 a month minimum). Fake leads are free. We don't pass your leads to anyone else. Your Sheet shows your real cost per lead.

Is it safe?
Here is how access to your account and your money works.
No password needed
You add us through Facebook's own partner system. You never share your password.
Limited access
We only get "Manage campaigns". We can't see your messages, profile or posts, and we can't change your payment.
Your money stays with you
Your card pays Facebook or Google directly. Ad money never goes to us.
Remove us any time
You can remove our access in your own settings at any time.
You see everything
Every ad, every dollar, in your own Ads Manager.
Your leads are yours
They go to your own Google Sheet. We don't share or resell them. We delete our copy after 90 days, or sooner if you ask (PDPA).

Straight answers
How many leads will I get each month?
It depends on your ad budget, the project and the season. We give no guarantee on numbers. Every enquiry and its cost is tracked in your own Sheet, and the 3-month trial lets you decide on real results. After that, stop any time with 30 days' notice.
Isn't this too expensive?
We won't pretend it's always cheaper. You set your own ad budget and see every dollar spent in your own ad account, and you pay us S$25 only per real lead. What you get is different: enquiries from your own site that go only to you, with the budget, timeline and unit type the buyer filled in, stored in a Sheet you own. Bought leads can be shared with other agents.
I already pay for leads. Why change?
Bought leads can also go to other agents, and you own nothing at the end. With your own site, every visitor, enquiry and retargeting audience builds up under your name. We run the ads, and you choose the budget. Change it up or down any month.
Do I need to know how to run ads?
No. We do it all. You just approve the budget. The ads run in your own Facebook or Google account, and the ad money goes straight from your card to them, never to us.
What counts as a "qualified" lead?
A real person with a working contact who has stated a project or residence preference, a budget and a timeline. Spam, duplicates and fake numbers don't count, and we agree the definition with you before we start.
What happens after 3 months?
You review the numbers in your Sheet. Continue, change the budget, or stop. No lock-in after the trial.
CEA and PDPA
- Your site shows your name, agency and CEA registration number, and never claims to be the developer.
- No promised returns, guaranteed prices or misleading claims. You approve every line before it goes live.
- Every form has an unticked PDPA consent box and a short privacy note. Leads go to you in your own Google Sheet, are not resold, and we delete our copy after 90 days.
- Your ads must show your name, CEA registration number and agency, and follow your agency's and the developer's rules. You approve every ad.
- Lepak Labs is a marketing and web service, not a property agency. We don't sell or market property as an agent, take commissions or fees on sales, arrange viewings or give property advice.
